“...the jury would like to commend Tides on Kingston, a row of modernist Scarborough townhouses, for demonstrating how to improve urban design in the context of hightraffic suburban thoroughfare.”

2011 Toronto Urban Design Awards Jury Report

This former gas station site acts as an entrance to the Birchcliff Community of Toronto, at the southwest corner of Kingston Road and Birchmount Road, near the scenic Scarborough Bluffs. The site has been remediated, and fits under The City of Toronto’s official plan, which contemplates a revitalization of Kingston Road under the Birchcliff Community Plan.

The site was considered too small for a mid-rise building; hence, the seven townhomes were designed emphasizing a strong presence at this highly visible corner. Units have many thoughtful features, including addressing sound, privacy and accessibility concerns. With amble open spaces, perhaps one of the best hallmarks of the project is the residents’ ability to watch the sailboats on Lake Ontario from their terraces. Turner Fleischer is particularly proud of this project’s civic reception.
