A unique residential property, the Coach House, is a multi-unit residence in a prime, established neighbourhood close to downtown Toronto.

Characterized by stately homes, city views and a ravine setting, the Rosedale location informed the work TF executed on the site. Turner Fleischer provided the architectural design for a new, modern, two-storey 2,250 sf two-bedroom coach house to replace an existing four car garage at rear of the existing property. Complementing the Eden Smith designed house, dating to 1896, the new infill included a separate three car garage for the existing three apartments at the main house. The city and neighbours opposed the proposal for a “house behind a house” but the project was approved in a lengthy OMB hearing. Precedent setting when completed, similar models are now being looked at by city and neighbourhood planners.
